PRE-CONSTRUCTION

Create a team of professionals interested in achieving the goals set forth for your project. This team should include the owner, design professionals, Charles C. Brandt Construction (CCB) as your construction professional, and when appropriate, prime subcontractors.

Clearly communicate the intended use of the completed project and all specific goals for the project. These include schedule, budget, design alternatives, and specific information about the best path to reach the highest priorities of the owner.

Based on team meetings, initial schematic design drawings are created.

CCB will prepare a conceptual budget and schedule based upon a cycle of team meetings and schematic drawings. This budget is then periodically updated as design progresses. When appropriate, CCB will offer suggestions that assess constructability and scope modifications.

Once construction drawings have been created, CCB obtains competitive bids from reputable subcontractors in addition to pricing self-performed work. CCB will present subcontractor recommendations based on who is best suited for the project. All bids and final costs are then reviewed by the team, and a contract price is set.

Once a consensus is reached regarding the schedule, budget, and drawings, the owner approves the project, and we begin Building Your Vision into Reality.

CONSTRUCTION

When appropriate, some long-lead items can be ordered before the entire project is released.

CCB issues subcontracts, updates the schedule, and orders materials. Costs are tracked throughout the project in our job cost accounting system, and construction begins once state and municipal building permits are obtained.

Depending on time constraints, some on-site physical work can commence prior to obtaining permits and final price establishment.

Coordination meetings are held on a regular basis to discuss the overall progress of the project. Typical items discussed include schedule, cost, and addressing any questions/concerns of the project team.
